Board of Zoning Appeals approves 30 residential variances

NY BROOKHAVEN — The Brookhaven Board of Zoning Appeals on Wednesday approved more than 30 residential applications, including parcel divisions, home additions, and accessory structures, with most decisions unanimous. The board granted divisions by Kernacova (3 lots), Tooker (4 lots), and Shaber Estates (4 lots), plus numerous additions and modifications throughout the town. Three applications were denied unanimously: 190 Ventures LLC (parcel division), Plex Build LLC (40-foot lot variances), and Samuel Hui and Ana Alvarez (garage height variance).

The board held a proposed Starbucks drive-through by RA Middle Island LLC on 1.44 acres (2 acres required) pending review of lot area, setback, and signage variances. Multiple other applications were postponed to August 19 or withdrawn.
