Board of Zoning Appeals approves residential variances and denies housing developer applications

NY BROOKHAVEN — Brookhaven Board of Zoning Appeals granted residential lot variances and structural permits for a dozen properties February 4, approving conditional applications from Joy Selter LLC and Island Preservation Project LLC for constrained-lot dwellings in Shirley and a negative SEQRA declaration for 1st Millennium Homes in Holtsville. Unanimous approvals went to applicants seeking setback waivers, accessory apartments, and additions across Patchogue, East Patchogue, South Setauket, Blue Point, Centereach, and Fire Island. The Board unanimously denied two applications from Long Island Partnership Housing Development Fund Co.

Inc. for dwellings on 50-foot lots in Bellport and extended a prior grant for Ralph Belonzi one year. Seven applications were postponed to a February 25 hearing.
