Board of Zoning Appeals grants permits and variances in day-long session

NY BROOKHAVEN — Board of Zoning Appeals approves 40-plus applications. Safstor Real Estate Co., LLC unanimously received approval for a mini-storage warehouse special permit and floor area ratio relief in Bellport. The board also granted unanimous approval to 180 Railroad Avenue LLC for motor vehicle repair, storage, parking, and fueling station uses, plus a non-illuminated 27.1-foot wall sign variance.
Residential applications for setback relief and height variances were approved in nearly all cases, though Nicholas and Stephen Levanti's rear yard variance passed 5 to 1 after Charles Lazarou voted against. Several applications from the Fautas, Hahn, and Engesetter families were held to the January 7, 2026 hearing.
