NY BROOKHAVEN — Brookhaven zoning board approves 35 variances with environmental conditions. The Board of Zoning Appeals granted 35 zoning variances on May 12 for residential swimming pools, home additions, detached garages, and new construction projects across multiple neighborhoods. Major approvals included a height variance for Giovanni Crino of Middle Island for a 19.5-foot detached garage exceeding the 14-foot limit, and a side yard variance for Atilla Akcay of Mt.
Sinai for an inground pool, though Akcay's request to place the pool in the front yard was denied. Most variances carried mitigation conditions requiring tree preservation, erosion control, stormwater management, and deed restrictions limiting habitable space in accessory structures.
