Brookhaven zoning board approves Starbucks, dozens of residential variances

Board of Zoning Appeals · Meeting of August 19, 2026

NY BROOKHAVEN — Brookhaven Board of Zoning Appeals approves Starbucks and commercial signage variances. Chairman Howard Bergson's board unanimously approved a Starbucks drive-thru location at Middle Island with signage variances and granted Sam's Club height and signage variances in Medford, amending canopy sign limits to 16 square feet. Board members processed 50-plus residential and commercial applications; the board approved most requests while denying two garage variances (one unanimously, one 6-1) and approving a third on a split 5-2 vote.

Several applications were held to September 2 for further consideration.
