Brookhaven zoning board approves 40 property variances

NY BROOKHAVEN — Brookhaven Board of Zoning Appeals approved 40 property variance and use-permit applications in routine session. Applications spanned residential expansions across multiple neighborhoods—pools, decks, garages, basement conversions—and a Mastic commercial Valvoline Instant Oil Change site that won approval with variances for lot area, dimensions, setback, parking, and floor area ratio, though design-manual relief for street trees and sidewalks was denied. Most approvals were unanimous and conditioned on wetlands compliance or covenant filings with the Suffolk County Clerk within 180 days.

Six applications were postponed to April or later; one prior decision was reopened for April rehearing.
